Can Roof Washing Extend the Life of Your Roof?
Yes—when done properly, roof washing can help a roof last longer.
Algae, moss, and lichen don’t simply sit on shingles. Algae feeds on shingle materials, while moss can lift shingles and allow water to work underneath. Over time, this contributes to faster deterioration and increases the risk of leaks from exposing nails under shingles or other issues from shingles blowing off, etc.
As someone who works with roofs beyond just cleaning them, I evaluate roof washing the same way I would any maintenance decision: will this help the roof perform as intended? In other words, roof washing can make sure you get the most of your roof. If that's not your main goal...then you don't have to clean it! Just know it may mean earlier or more expensive replacement costs later.
Keeping a roof clean allows:
Shingles to dry properly
Shingle bondlines to remain sealed protecting nails and roof decking
Granules to remain intact longer
Heat and moisture stress to be reduced
Many asphalt shingle roofs are capable of lasting several years longer when organic growth is managed instead of ignored. 1-3 softwashes in the life of a roof is a great way to help prevent damage that often leads to early replacement.
Roof washing isn’t about making an old roof look new—it’s about helping a good roof stay good.
